The original 1960s building at the brown-field site had been made of concrete and was no longer fit for purpose. Concrete was the first material considered in planning the new development, however, a site appraisal exposed serious constraints to the weight on the foundations due to a Victorian storm relief sewer running diagonally below.

Bridport 1

CLT was deemed the most suitable material to achieve the ambitious design by Karakusevic Carson Architects for delivering on scores of sustainability, ease of construction, quality of finish and speed at which the building could be made watertight. CLT also offers a competitive performance in stability to reinforced concrete (RC) frames at significantly lower weights, which meant a five- and eight-storey split building could be achieved.

Bridport House was constructed entirely from CLT, which makes it one of the tallest residential structures to be composed of wood in the world and the first in the UK to be built entirely from the material. This makes it much more carbon efficient than if RC had been used.

Bridport 2

A study from Willmott Dixon and Cambridge University Engineering Department Centre for Sustainable Development estimated that an additional 892 tonnes of carbon would be embodied through the CLT frame. Pre-engineered off-site in a specialist manufacturing facility, the finished CLT panels were brought to the site ready to be assembled. The structure was then erected in just 12 weeks, a reduction of six weeks on the time taken to complete a traditional RC build.

In Bridport House, Hackney Council has created truly sustainable living that has the wellbeing of residents at its core. Each apartment contains 30-40m3 of timber, which is equivalent to more than 30 tonnes of CO2. It has received a 100 per cent positive feedback score from occupants.
